The only way the Palace gets demolished is if the concert business gets sold off. That business has been growing, and there aren't many people who could buy it who wouldn't want/need the Palace. Look at KeyArena as an example.
Smaller scale, of course, but Van Andel Arena in GR is breaking all sorts of box office (and profit) records with Kanye, Paul McCartney, Elton John, Kiss, etc. I think Garth Brooks played six or seven sold out shows over a 3-4 day span earlier this year.
They also have the Griffins, but my guess is they'd still be profitable without them. The Palace should still be profitable being in the northern suburbs, at least as long as racism exists.

Genesee County to Auburn Hills is less of a haul than to Detroit, and that's a significant population center (even if no one is building a new arena for the Flint Tropics).
