This one will most likely be mine. It is possible to get an offer during the building process that you can't refuse, but I doubt it in this market.
I got about half of another project (about 200k) so these 2 will most likely be going up simultaneously.
My degree is in computer science. I did good in that field, but there is nothing like building, imo, so switched. I wish I knew that when I was a youngster.

Done...and I agree. The last one I put in was actually a plexi of some sort with a black backing. My buddy bought it. I don't remember what it was called for sure. It had NO air flow though.
Tahoe 04-09-2009, 05:22 PM I went through a redraw on this. It was a typical California/Mediterranean. It had arched transoms, 10' plate, stucco, etc.
I wanted it to be a lil more of a ranch style and something that fit that area of Heritage Oak trees. The CA/Meds will be dated in another 5 years, if not already. The house I'm building should be timeless in that area. You can go back 35 years and see houses something like this house. They are still desirable, so I thought I'd make a break from the old and go to the older.

I've got a willow tree that has two main trunks. One of the trunks broke in half and fell through the ceiling of my daughter's room (have I mentioned that here already?). I keep finding semi-large limbs that have fallen due to snow/ice buildup. Trees suck.

You can't avoid trees when building in Tahoe. There so frickin tall and the wind blows like crazy up there sometimes.
These limbs are so huge, they would fall straight down. And I'm not (and it takes an act of congress to) encroaching on their root systems. So I'm pretty much out of harms way on this one. Whether it looks like or not.
These oaks don't uproot as much as the limbs break and they come straight down.

There is a real difference between completing a real physical structure that has size and/or effect on it's surroundings and making making computer files (that's what I do now). It's nice to feel your muscles strain as well as your mind be challenged.

If you pour these things monolithic, you lose way too much concrete (money) on the sluf from the rock to the footings. It's an extra day, but you still save. Little slabs you can pour in 1 shot.
What kind of rock?
Do you ever build basements?
What is your total cost estimate for the project?

My wife and I are the only peeps who know, but depending on permits, you'd be looking at 95-135 per sq ft costs, without profit and O/H.
Thats with some stepped down quality from a couple million dollar house. Still Stainless appliances, granite counter tops, tile showers, wood floors though.

I expect to live in this one for a while, but its a location across from a park and in and older established neighborhood, so its possible someone could make me an offer for it, but I doubt it. comma crazy

Cuz like the drywall bid obviosly has drywall and labor to hang it. I should say that out here almost NO builder does everything. I won't touch drywall or insulation.
I get a number for drywall, hang, tape, top, finish. Same for insulation. I want nothing to do with it. And I could pay guys to do it for what some of the prices I get.
But my wood package and trusses will be about 25k, excluding labor. I frame, but piece out the trusses.

My Course of Construction Ins policy asked for a 6x6 sign that said Keep Out. I gave it to them.

No work needs additional licensing. No GC builds a house form start to finish out here. NO BODY.
It's not a matter of being dainty, its a matter of purchasing power and, for me, respecting the trades. If you dont' do a Imperfect Smooth with Voids every day, you are NOT going to be good at it and consistent.
General Constractors rely on subs to do their thing. I don't know all of the specific electrical codes that the libs have imposed on our homes out here. I rely on qualified electricians to do that.
When I was building in Tahoe, a guy fell of a roof I was framing. Nothing to do with me. I don't get on roofs at my age.
When I was growing up, my Uncle did everything when he build a home for someone, but there is soooooo much shit that goes into a house out here these days that no builder does it all. We have subs that do specific work.

Then "I" drove the jobsite, then "I" drove over and picked up a concrete pump, then "I" dumped the concrete in the pump AND started the pump AND carried all that heavy hose AND pumped the footings.
Then "I" wet set the verts, then "I" adjusted the hardware, then even though I was still doing all of that, "I" stripped the form boards on the garage (pretty tricky, huh?) then "I" stacked all the concrete to grade, then "I" bent the verts, then "I" drove back and got a 2nd truck of concrete and a 3rd and eventually a 3 yd clean up.
And "I" did it "ALL MYSELF"

We just don't do basements in CA. I don't know why. It would be nice out here with the dry hot air out here. I do think its cheaper to go up (2 story) than the extra excavation, engineering on walls below the ground with earthquakes.
The finish out here are really hard...and I like them. Like an imperfect smoot with voids. Its really cool looking and is helpful if you are doing a faux painting. If you don't do it every day, you are NOT going to be doing it consistently throughout the house. I like to use guys that do it every day.
And...construction money is costly right now out here. So I need to have the next sub lined up and ready to go. They are.
edit...I dont' think you saw my question to you a lil while ago, but what is your confidence level in Weis?

I'll say it. Probably one of those home building companies that buy up huge tracks of land and stamp out houses by the dozen. Advertize "the most square footage for the money in town." You buy lighting packages, window covering packages, floor coverings. Package A, B, C. Base price: 125,000. Any upgrades--added on at pretty good cost. Saves money. The builder will spend about 300.00 per house for lighting, less on everything else--such as a cheaper grade of window, etc. No eaves, no character--maybe a basement bathroom rough in if you're lucky. Great starter homes--but most the time you want to move before the basement floor starts cracking and the driveway starts crumbling.
Sorry, Chris. I used to work with builders that toss up homes in two months. Good luck. Sell now.
P, if you count waiting for permits to come through before actually starting any real work it can sometimes take a while.
When I hear kitchen on the second floor I think of houses that have been converted into two or more apartments. Those houses are usually pretty shitty.

I normally use Milguard window, but they are going through some changes according to the window guru I use. Lots of consolidation in the window market too.
The garage is set back 5ft. It does look like its on it though.
The front garage is the wifes...I'm going to build me a garage in the back. The lot has back access from the cul-de-sac.

Correct...not a lot of front yard. 45ish feet to the front entry. It's not the best lot I've ever bought, but I kind of stole it.
I shoved the house to the front cuz I have a street in the back that I can access the lot from. 2 big oak trees, etc, so the back yard is nice...especially for someone like me that isn't into mowing the lawn every week.
